Redeveloping neighbourhoods near Sholinganallur metro station and LIC metro station in Chennai!!
Yes, CMDA has now taken a decision about this. It is worthy to note that the neighbourhood development project would be tied with the TOD or transit oriented development scheme. Point is that this scheme involves increasing the FSI or floor space index along the major corridors in Chennai.
It was brought out by a senior official from CMDA that the neighbourhood development plans would be prepared for the 2 locations mentioned above. He hinted that there would be widening of the roads wherever possible and grids of roads would be created.
The FSI would be increased( as per the TOD scheme) and due to this more high rise buildings would come up along the areas up to 500m from the major transport corridors. By this, there would be vertical growth. It is noteworthy that the planning authority would have more vacant space on which neighbourhood development project would be implemented. There would be the creation of recreational space, parks and other facilities etc also. Information gathered is that the project would be undertaken as a part of World Bank funded Chennai city partnership initiative.
It is known that CMDA is already preparing a redevelopment plan for George Town in north Chennai. There would be high rise buildings in place of the existing buildings. It is now believed that the plan would provide a solution for haphazard development of the George Town area. Here 99 percent of buildings have been constructed against the building plan norms.
