Floor space index to be increased in Chennai - What will happen to buildings etc in Mount Road, ORR, Rajiv Gandhi Salai etc?

In the future, if you go to Anna Salai or Mount Road in Chennai, then don’t be surprised if you come across very tall buildings. This would be due to the fact that CMDA would be increasing the floor space index or FSI on some major roads in Chennai. The main aim of this would be to end the horizontal development in Chennai city.

Spencer’s Plaza in the busy Mount Road is a 8 storey building with an approx built-up area of 10lakhs sq feet. It would become a 16 storey building with 30 lakh sq ft floor space area. It must be noted that till now the maximum FSI for a high rise building is 3.25 in Chennai city.

Information is that FSI would go till 4.875 using premium FSI of 50% and it would be a disadvantage for the builders. It is brought out that the CMDA amendment would allow a free FSI increase between 6 & 8. In Chennai, in Anna Salai, EVR. Periyan Salai, Rajiv Gandhi Salai, ORR, Chennai-Kolkata highway, Chennai-Tiruvallur highway etc, newly proposed FSI would be implemented and it would extend up to 500m from the road.

In the future, there would be vertical development and redevelopment of older plots and buildings in Chennai. By this, the public would have more space. This was as per some builders. It was later mentioned by Mr. Ajith Chordia of CREDAI Chennai that the proposed increase in FSI along the arterial and metro rail corridor would be superb. He added that there must be capacity augmentation of civic infrastructure. The burden on the existing utility infrastructure would be more due to higher FSI.

Member secretary of CMDA, Mr. Anshul Mishra expressed his thoughts and spoke about how apprehensions regarding the present structures not able to cater to high rise buildings were misplaced. He mentioned that the infrastructures could be upgraded to cater to increased densification. This has been done in many cities. 

The industry experts explained how many restrictive policies such as higher setback areas with higher FSI and higher number of floors would also have to be changed. Currently, for a 30m building, 7m setback area has been mandated and it would be increased by 1m for every 6m.

Mr. Anshul Mishra then threw light on how there would be relaxations as the area is being used for fire vehicles and other rescue vehicles only. There would be adequate parking facilities in the building`s basements.
