Rules to be followed for house construction

·         It is not allowed to build the house in the entire area of the plot purchased – for example, if the plot is 1200 sq ft, house cannot be built in all 1200 sq ft.

·     Space must be provided on all 4 sides of the construction. This space requirement varies for different locations. There is also a rule for the space to be left at the back of the house depending on the plot area. 5’ space gap must be provided on the sides of the plot just for future possibility of vehicle parking or gardening.

·         The house can be built covering only 50% are of the plot. For example, for a 50 x 40 sq ft plot, house can be built in the area 45 x 30 sq ft. Please note that this is for only the ground floor. For building floors upwards, there are rules again governed by FSI – Floor Space Index.

·         It is important to make a clear plan on the construction and submit the some for clearance to build. 3 copies of the approved plan should be given to the local corporation ward. Rainwater harvesting facility must be provided.

·     It will take approximately 1 month to get the plan approval after which construction can start. Note that the plan should be strictly followed in order to avoid future problems..
