The decision taken by CMDA or Chennai Metropolitan Development Authority regarding developing clusters in the Thirumazhisai new town is simply superb. It is well known that Thirumazhisai new town is located near to manufacturing hubs like Ambattur, Sriperumbudur, Oragaddam, Irungattukottai etc. Thirumazhisai is about 25kms from the Chennai city and is present in the Thiruvallur district.
For reducing the travel time and for increasing productivity, CMDA has proposed developing many economic clusters in the Thirumazhisai new town. An huge amount of Rs 1000 crores would be needed to develop Thirumazhisai new town and for this CMDA has submitted its proposal to the Ministry of Housing and Urban Affairs or MoHUA.
The proposal from CMDA has revealed that Thirumazhisai new town would be developed as an innovation city with research platforms, testing zones, waste reduction and public transport oriented development. The main objective behind this would be to attract global players plus allocate zones for sunrise sectors, promote last mile connectivity through public transport etc.
It must be taken into account that the city would be subdivided into clusters with a transport loop ( interlinks connecting the clusters)with 800m to 1000m walking radius. Various consultants have ben invited by CMDA or the planning authority to prepare detailed development plan of Thirumazhisai new town. It is now said that the development would be undertaken in such aa way to preserve the Blue-Green corridor. Truth is that 11% of the site area has been proposed as open spaces and 77% as buffer green areas.
It must be recalled that just few months back Housing and Urban Development Dept had issued an order to include 7 villages in the new town like Thirumazhisai, Chembarambakkam, Kuthambakkam, Nazarathpet etc of an area of 34.1 sq km.
