Chennai Corporation: 25% concession for the newly merged areas

The Chennai Corporation has decided to offer a 25% concession in all properties including constructions with temporary roofs in the areas recently merged with the Chennai Metro City domain under its jurisdiction.

The state government of Tamil Nadu has ordered a maximum increase by 50% for all residential constructions within the city limits under the jurisdiction of the Chennai Corporation and a maximum of 100% increase in the property tax for all non-residential constructions.

Subsequently, a special Property Tax Regularisation Council was formed with a view to ensuring uniform estimation of property tax throughout the areas under the jurisdiction of the Chennai Corporation domain. The members of this council include the Corporation Assistant Commissioner of Revenue, all the Regional Officers, and the Assistant Revenue Officers.

The council has submitted a detailed report with various recommendations for a uniform property taxation system. The recommendations were published in the government gazette journal a few days ago.

The Corporation officials explained that there are detailed rules and regulations regarding the revision of the property tax. Accordingly, the Property Taz system being already followed in the earlier Chennai Corporation Regions will be followed.

The basic property tax for all the constructions in the streets under the Chennai Corporation has been fixed street-wise. Property Tax is assessed based on this.

The above council has recommended that the property tax for the properties in the streets interior local administrations which have been recently merged with the Chennai Corporation domain also be fixed on a street-wise basis and assess the property tax based on this.

As per the Tamil Nadu Buildings Act passed in the year 1960 and the guidelines released by the registration department, the value of the property (land) and as per the charges fixed by the PWD (Public Works Department) the taxes for the construction, the property tax will be estimated. The guidelines have been given that the basic property tax has to be fixed streetwise for all the streets.

For the constructions with the temporary roofing in the interior administration areas recently merged with the Chennai Metro Corporation, a 25% concession is given on the property tax. However, this discount is not being in some areas. This issue has been noted and is being revised. So, the recommendations have been made that all the constructions with temporary roofing in the recently expanded domain under the Chennai Corporation, a uniform 25% concessions in property tax will be given.

In case the public has any observations or objections to this proposal, they can submit a written application regarding the same to the Commissioner of the Chennai Corporation.
