How to obtain Patta (Land ownership letter)?

While buying a plot of land, it is just not enough to register the same. It has to be registered properly in the Department of Revenue and a letter of ownership - Patta - has to be obtained. So, Patta is also an important document just like the registration letter, the change of name must be immediately carried out in the relevant documents.
 
When buying a property or when we are nominated as the legal heir in the will from someone else.

The procedure to obtain patta

When the property is bought by us or bequeathed by someone else, applications must be immediately submitted to the relevant Taluk Office as per the map/boundary. This application is available in the site: www.tn.gov.in/forms/deptname/26. This can be downloaded and filled up properly and then submitted to the relevant Taluk Office.

The Taluk Office has to prepare the change in the name of the patta document in 15 days when a survey number is obtained. Similarly, a part of the survey number and the transfer of patta (internal) should be given by the relevant Taluk Office within 30 days. A fee of Rs. 80/- has to be paid to the taluk office towards this.

Details of the application

The Name of the Applicant, Father/Husband Name, residential address, and the details of the property being transferred (the district, taluk, the name of the village, ward number, city measurement number, the second land measurement number, the name of the internal locality in the city/village, Name of the street, Plot section plot number, etc are the details to be given in the application form.

The map of the relevant plot detail is to be attached to furnish the data whether the plot is approved or not. Also, the details of how the property was obtained must be given.

Also, proof that the applicant is utilizing the concerned property must be furnished. This pertains to anyone of the receipt of Property Tax, The Electricity Meter Reading card, Drinking water payment card, family card, and the Voters ID card.

In case, the plot applied for transfer is a part of the property, the details of the payment made for this internal section (challan number, date, the amount, and the details of the bank) are to be given in the application.

While submitting the application at the relevant Taluk Office, a receipt must be obtained. In case the patta is not given within the stipulated period, a complaint can be made to the Divisional officer or the District collector.
