The Tamil Nadu State government has finalised the plan for the specification of sales of unapproved plots/lands before 20th October.
Some clauses have been removed from the recent ban on the registration of sales of unapproved land/plot. With this development, the state government of Tamil Nadu is finalising the specification of the unapproved plots/lands.
According to this, in order to implement as per the Registration Act Section 22-A, the specification plan will be done with 20th October 2016 as the base date when the ban order was issued by the Chennai High Court. The registration of unapproved lands/plots sold before this date will be specified and regularised as per the merit/quality.
A higher official explained that:
The owners of the property should apply online within 6 months after the government order.
The regulations have been devised in such a way to facilitate the specification and regularisation of the land/plot by the concerned corporation, city administration, and local or village or Panchayat administration.
The Member & Secretary of CMDA, Chennai Metro and the directors of other city administrations will supervise this regularisation and specification.
Inspection fee per plot will be Rs. 500. The regularisation/specification fee is Rs. 110 per sqm for corporations. It is Rs. 65 per sqm for city administrations, For local, village or Panchayat administration it is Rs. 40 per sqm.
Development fees will be Rs. 700 per sqm for Metro corporations. It will be Rs. 400 - Rs. 500 for city administrations. It will be Rs. 250 for local, village or Panchayat administrations.
The fees for the plots where there is no OSR (Open Space reserve) will be decided at 10 percent of the plot/land area and as per the guide of the registration department.
While calculating the fees for registration, the plots registered before 31st March 2012, the guide as per the implementation on 1st August 2007 should be followed. For the plots registered after 31st March 2012, the guide in the current system should be used.
Regulations have also been devised for the review of applications and field inspection on checking the quality of the plot. Once the final approval from the government is received, these revised regulations will be announced officially.
