Is patta (land-ownership deed) available for multi-storeyed buildings?

The people who buy multi-storeyed flats tend to think all their buying activities are over with the registration of the flat. It is not like that. The owner will have to get the patta or the land-ownership deed.

You can buy the patta for an independent house. You have to know how to get patta for a multi-storeyed apartments.

For example, if there are 6 flats in an apartment building, all the 6 owners must have independent patta or ownership deeds.

It is not proper to think that if registration is done for the newly acquired flat or part of a land is done, everything is over. One need to get the patta for the registered property. It is very much essential that one should get the patta in case a person has registered the purchase of a flat or a part of the plot. This is because it must have been registered under the name of the previous owner – he/she must have the patta for the same. If the proper patta is not procured, there are possibilities of future problems regarding the ownership.

It is the responsibility of the revenue department to categorise the lands and their types and register them. In this process, the patta would have been made and given to the owners at the time by the revenue department. As long as the patta issued by the revenues department to a person, he/she is deemed to be the rightful owner. So, even if the registration deed is available, only if patta is available, the ownership is confirmed.

If not so, there are possibilities of the person having the patta to claim ownership of the procured flat/land. He/she can even sell this lane if in possession of the patta issued by the revenue department. So, there is scope for such problems to develop later.

They can even hide the detail that it is owned by you and proceed to sell the same. If patta as per the registered records of the revenue department is not in your name, it may lead to problems. This would give an opportunity for the patta owner.

Once the application is made for the registration of the flat or part of the land to the revenue department, it will immediately make arrangements to divide the land and accord patta to the respective owners of the flats of the land.

For example, if the survey no of your plot/flat is 35/1, if 6 flat owners apply for patta, the patta would be distributed under the registration number of 35/1A, 35/1B, 35/1C, 35/1D, 35/1 E, and 35/1F for the 6 owners. Then they would be the 100 percent rightful owners of their property.

If a part of the plot of land has been bought, the plot would be divided into 2 sections and the patta would be given in a similar procedure as above. With this, there will be a 100 percent guarantee regarding your ownership and no one else can make any false claim regarding the ownership.

As per all the details above, in case you have the registration done but not in possession of the patta, please proceed immediately to submit an application for the same in the concerned revenue department. This procedure is valid not only for flats of the plot of land but also for other lands and utilities.
