The facility to get approval for construction proposal online is to be introduced shortly in Tamil Nadu. CMDA (Chennai Metropolitan Development Authority) and DTCP (Directorate of City and Country Planning) monitor and implement the regulations for the city and rural domain land development act As the extent of authority given to the rural authority are not sufficient, it is not possible to stringently monitor the violations in construction.
As more than 10 legal acts are to be followed while checking the construction plan, there are many practical difficulties in issuing approval for construction. In order to overcome this issue, the general construction laws were amended to give authority to DTCP (Directorate of City and Country Planning) to grant approval for the construction proposals.
However, as there was no proper coordination/cooperation between the city and rural authorities, there was a lot of confusion and misunderstanding. In order to resolve this, suggestions/recommendations were sought from several real estate sector experts and the new laws were finalized.
A senior official explained that several regulations have been imposed by the central government’s ‘Smart City Plans’. As per this, online approval of construction is mandatory.
So, there is a crisis faced by the state government of Tamil Nadu in this regard, A decision has been taken now to implement the facility for online construction approval through CMDA and DTCP. A draft proposal is ready. Once the approval is given by the state government, an official announcement will be released.
