No need to visit Taluk Office for property transfer deed!

The State Government of Tamil Nadu has set up the new system whereby immediately after the registration of the sale deed of the property, the ‘Patta’ or the Deed/document of ownership will be carried out immediately.

With this introduction, there would be no need for concerned persons to visit the Taluk Office.

This has been hugely welcomed by the public!

In the state government of Tamil Nadu, all property transactions on house/agricultural land are registered in the Office of the Property Registrar.

As per the procedure until now, once the registration is completed, the application must be sent to the Revenue Department for change in the ownership. An acknowledgement is given to the applicants. Even if the applicants approach the Taluk Office with this registration, it has been observed that the transfer of ownership is not done immediately! The concerned staff cites reasons such as verification of survey number, verification of the original documents etc., thus causing unwanted delay!

To be more precise, in case there are several internal sections under a single survey number, a direct visit may be undertaken to the property and analysed/verified. At the same time, if the properties are under the same Survey Number, there is no need for sections.

However, several complaints are being received that the process is wantonly delayed by the staff of the Taluk Office citing various reasons.

In this situation, the Secretary of the Department of Revenue, AtulyaMishra, has released an order with a change in procedure. According to this change, henceforth, if the properties are in the same survey number, the transfer of ownership is automatically carried out immediately after the property registration.

According to this revised system, the registrars will have to analyse and verify whether the property is fully owned by the applicant, whether there are any encumbrances in the concerned properties, whether he has the full rights of the property, whether he owns other properties and whether he has ownership deed for these as well!

Once this is completed, the change in ownership will be automatically completed immediately after the registration, as explained by one of the officials in the Department of Registration.

He further explained:

‘For a single ‘Patta’ (ownership deed) or a single property, there is no need for approval from anyone. Once we complete the registration, the transfer of ownership gets done automatically. So, the public need to visit saving time, travel, and related expenses! At the same time, this w will tend to increase the work burden of the registers. Nevertheless, the public stands to be hugely benefited by this!’

The public shared in this regard that this announcement by the State Government of Tamil Nadu is most welcome! This would definitely prevent the hardship of the public will save time, travel, and related expenses!
