The land for the 11-storeyed building in Porur recently has been shown in the registration record as sited near the lake canal. Now, the question has arisen how permission was granted to construct a 11-storeyed building.
Mr. Balaguruswamy, owner of the construction company, Prime Srushti Housing Limited, had bought the land at the cost of Rs. 12.34 Lakhs from Mr. Kamalanathan & Mr. Muthukaruppan.
The land measures 10321 cents 617 sq ft. When the construction company bought the land and registered, the location is shown as situated south of south canal & ‘katta thotti land’, east of Kundrathur Road.
It has been registered in the office of the Kundrathur Registrar. The Sale Deed shows that it was acquired at the cost of Rs. 24.68 Lakhs.
Tamil Nadu Government registration record shows the construction site to be located lake canal. Now, there is a clear Laws saying that no construction must be allowed near lakes or agricultural lands.
Normally, even small houses are not permitted to be build in such sites. It is not known how permission was given for construction of a 11-storeyed building!
Generally, CMDA authorities are strict about constructions without CMDA permit and immediately demolish the additional construction built without permit. As such, it is now questioned how permit was given for this building which had taken so many human lives.
In the land, 2 buildings are being constructed. One building had 44 residential flated with 4 flats on each floor. The flat are varied between 975 sq ft to 1,115 sq ft.
According the floor level and the flat area, the price of the flat was fixed at Rs. 54 Lakhs with a maximum of Rs. 94 Lakhs.
