TNHB has been catering to the needs of various categories of people such as, Economically Weaker Section, Lower Income Group, Middle Income Group & Higher income Group by providing house sites/houses and flats to them at an affordable cost, payable over a period of several years, in addition, it provides School sites, Public Purpose Sites, Commercial/Shops Sites etc.
Who are eligible to get allotment in TNHB Scheme?
The applicant should have completed the age of 21 at the time of allotment. The applicant or his spouse or minor children should not own a house / flat / plot in TNHB previously.He / She should be a native of Tamil Nadu.
Income eligibility for various categories:-
- E.W.S. Upto Rs.2,100/- per month.
- L.I.G Rs. 2,101/- to 4,500/- per month
- M.I.G. Rs. 4,501/- to Rs. 7,500/- per month
- H.I.G. Rs. 7,501/- and above per month
Now TNHB work on a few projects is on in K.K.Nagar and Foreshore Estate.
Any resident can apply for purchase of a flat.
How to apply:
Now applications are sold for the multi-storeyed flats in K.K.Nagar and Foreshore Estate. The applicant has to first issue a demand draft in favour of the Executive Engineer concerned to get the application form
The applicant has to fill up a detailed application form and submit it within the stipulated date. Applicants have to submit Rs. 2 lakh as deposit during submission of forms. If the number of applications exceeds the number of flats up for sale, the selection will be done through ‘drawal’ of lots
Flats will be allotted on a `first come, first serve` basis. The deposit of Rs. 2 lakh will be refunded in full to applicants not selected.
What should I do after getting Allotment Order?
There are two systems of allotment viz. Outright purchase and Hire Purchase. On receipt of allotment order you must check up the system under which you have been allotted house/flat/plot and must take action accordingly.
Payment
Once selected, the applicant has to pay 10 per cent of flat cost,after deducting deposit amount, within 21 days of allotment order.
The remaining 85 per cent of the flat cost should be paid in phases to the Board.
The final 5 per cent will be collected by the Board from the applicant at the time of handing over of the flat
If a selected applicant decides to withdraw due to unavoidable reasons, a marginal amount will be deducted from the total amount paid till date and the remaining refunded
