For the 1st ever time, TNHB has completed the construction under the pre-cast plan of 1500 houses in a 10-storeyed building with car-parking at a cost of Rs. 385 Crores.
The construction mode of pre-cast includes separate manufacturing of components/elements going into the construction of the building such as pillars, beams, and slabs, and then bringing them to the construction site to fit them together.
As per this pre-cast method, the construction activity was commenced in 2015 at Sholinganallur covering 14.4 acres of land to build 1500 houses comprising of 1-Bed Room, 2-Bed Rooms, and 3-Bed Rooms in a multi-storeyed apartments for the people of society in low-income, middle-income, and the high-income groups. Funds of Rs. 385 Crores were allotted for this project.
Separate factories were set up in Sholinganallur itself for the manufacturing of the various components such as pillars, beams, and slab intended for the multi-storeyed building. This method helped expedite the project.
26 10-storeyed building blocks have been constructed comprising of 40 houses, 50 houses, 80 houses, and 100 houses with car-parking on the ground floor
Earlier, it had been planned to construct on a self-finance basis obtaining the money required from the winners through a lucky-draw system who were allotted houses. However, this did not meet with the required response which was rather poor.
Then, TNHB decided to build the complex on its own funds. The allottees ft house will have to pay for the house in 10 years under EMI.
300 houses have been reserved for the self-financed plan. The EMI arrangement has been approved for the remaining 1200 houses
The cost of the 1-Bed room house in 650 sq ft is fixed at Rs. 27 Lakhs. The cost of a 2-Bed Room House in 850 sq ft is fixed at Rs. 41 Lakhs. The cost of a 3-Bed Room in 1180 sq ft is fixed at Rs. 58 Lakhs.
The multi-storeyed apartment complex, with a full compound covering the area, has additional essential facilities such as conference/meeting halls, Gymnasium, wedding halls, and parks.
A TNHB official shared that the construction, for the first time done in pre-cast mode, has been successfully built under the coordinated Housing facility. The facilities of electricity and drinking water are still to be given. The houses will be handed over to the respective allottees in 2 months.
Some of the allottees, expressing their inability to make payments, have surrendered their houses. A separate lucky-draw is planned to be held to allot them to new buyers.
Further, there are plans to construct 2000 more houses in multi-storeyed complexes. The houses for the low-income group will be sold at Rs. 20 Lakhs. The house for the middle-income group will be sold at Rs. 30 Lakhs.
