The upper limit of the Floor Space Index (FSI) setting the limit for the construction areas for a building has been doubled in the Chennai Metro City. A government order has been released in this regard.
The system of FSI regulation is being followed in the construction of multi-storeyed apartments in the Chennai Metro City. Presently, for the special category building which does not exceed 4 floors, the FSI had been fixed at 1.5.
With this limit, in an area of 1000 sq. ft., a maximum construction is of up to 1500 sq. ft. can be utilized. In this situation, while addressing the MGR Centenary celebrations, the state Chief Minister E. Palanisamy announced that the FSI would be increased.
Accordingly, a Government Order has been recently released. As per this, in a construction over a land of 1000 sq. ft, up to 2000 sq. ft. construction can be taken up.
