The latest news is GCC would only be receiving building applications and planning permissions applications through online mode.
It is now said that those seeking to construct stilt plus 3 floors with an FSI area of 464.5 sq.m (less than 12 m height of the buildings) would have to submit it at the zonal office portal.
It is worthy to note that planning permission application up to stilt plus 3 floors or ground floor plus 2 floors with an area of 464.5 sqm and less than 929 sqm FSI area for residential and commercial would have to be submitted at the headquarters portal. In the month of August, Mr. S.P. Velumani, municipal administrative minister, made an announcement regarding this and last week a circular was issued.
To make sure that the plans submitted online are either approved or rejected, unit AEE or Assistant Executive Engineer has been given a time of 8 hours and later the approvals are sent to headquarters of PWD. This was as per the communication.
Point to be noted is first scrutinizing of all planning permission applications for the buildings up to 12metres with ground floor plus 2 floors or stilt plus 3 floors would be done by the AEE. They would receive the planning permission and would make a site visit within 5 days from the date of admission. Within 48 hours, the inspection report would be uploaded. Important information is the online fees would be calculated later and the application would be sent to zonal executive engineer within 21 days.
The necessary particulars must be provided by the applicants and if the applicant fails to do this then a time of15 days would be given by AEE for the applicant to respond online. The application would not be considered if the applicant fails to respond. It must be noted that the same process would be applicable to the demolition applications also.
The zonal executive engineer would check the application for deficiencies. He would then sanction the application if everything is correct and then the application would be sent to the regional superintending engineer for sanctioning. The sanctioning would be as per the powers delegated by the commissioner of GCC.
