CMDA is grabbing the attention of many now!!
The news that has come out is that CMDA or Chennai Metropolitan Development Authority has increased the IDC or infrastructural Development Charges for both high rise buildings as well as non high rise buildings in the Chennai metropolitan area.
An order has been issued in this regard by CMDA member secretary Mr. Anshul Mishra and according to the order IDC has been increased to Rs 218 per sq metre. From 1st of April 2022, the new rate would come into effect. Every financial year, CMDA would revise the IDC.
It must not be forgotten that earlier CMWSSB or Chennai Metropolitan Water Supply and Sewerage Board has requested the planning authority to increase the infrastructural development charges.
According to a senior officer belonging to Chennai Metropolitan Development Authority IDC were collected from the building owners while applying for planning commission and the revision of IDC would be applicable across CMA or Chennai Metropolitan Area. He then mentioned that the new revision was for the financial year 2022-23. It is learnt that the charges collected from the building owners would be deposited in the metro water bank account for providing water and sewage connections. Point is that those building owners who do not pay IDC would not get water and sewage connections.
Information is that during the financial year 2021-22 IDC was fixed at Rs 198 per sq m and in the fiscal year 2020-21 IDC was fixed at Rs 180 per sq m. It was later brought to light by Mr. Ram of Builders Association of India that the development charges collected from the building owners were already high. He highlighted that the builders would have to pay around Rs 90 to Rs 100 per sq ft as various charges to CMDA and Greater Chennai Corporation.
