The minimum tentative guideline rate is fixed at Rs. 1000/- per square foot!

The Department of Property Registration of the Tamil Nadu State Government establishes tentative guideline rates for residential areas throughout the state and agricultural lands.
In this regard, the tentative guideline rates for land sales were implemented in August.
The rates for sales particulars in town corporations, City Corporations, and Panchayats will be sent by the Department of Registration of the Tamil Nadu State Government to all Registrar Offices in the state.
Based on the above, the rate per square foot in Chennai Metro City and Coimbatore City Corporation has been set at Rs. 1000/-.
For Avadi, Tambaram, and Kanchipuram Local Administrations, the tentative rate has been established at Rs. 800/- per square foot.
For Erode, Tirupur, Madurai, Trichy, Salem, and Nagercoil local administrations, the minimum rate has been fixed at Rs. 700/- per square foot.
For Thirunelveli, Karur, Vellore, and Dindigul Local Administrations, it is fixed at Rs. 600/- per square foot. For Cuddalore Local Administration, it is set at Rs. 300/- per square foot. The rate is set at Rs. 300/- per square foot for local city administrations and Rs. 200/- per square foot for larger town administrations.
Simultaneously, for Kanchipuram, Thirunelveli, Chengalpattu, Coimbatore, Erode, Madurai, Salem, Krishnagiri, Karur, and Trichy Districts Village Panchayat administrations, the rate for housing plots is established at Rs. 100/- per square foot, and for agricultural lands, the rate is set at Rs. 5 Lakhs per acre.
For village Panchayat administrations in other districts, the rate for Housing Plots is set at Rs. 50/- per square foot, and for agricultural lands, it is fixed at Rs. 2 Lakhs per acre.
The registration charge has been reduced from 11% to 9%.
