CMDA Plans Local Area Development for Anna Salai & OMR

The Chennai Metropolitan Development Authority (CMDA) has initiated plans to revamp two of the city`s key commercial corridors Anna Salai and Old Mahabalipuram Road (OMR) by preparing a Local Area Plan (LAP) aimed at enhancing urban infrastructure and liveability.

Key Highlights of the Initiative:

Areas Covered:

- Anna Salai: 12.5 km stretch from Omandurar Government Estate Junction to Kathipara Junction

- OMR: 10 km stretch from SRP Tools Junction to Sholinganallur

- LAP will cover 500 metres on both sides of the selected corridors

Development Goals:

- Promote compact, mixed-use urban spaces

- Encourage walkability and non-motorized transport (NMT)

- Optimize public transit accessibility to ease congestion and pollution

- Increase Floor Space Index (FSI) to allow taller buildings near transit zones

Transit-Oriented Development (TOD) Focus:

- Includes Metro Rail, MRTS, and suburban rail corridors

- 10 existing Metro stations along Anna Salai

- Upcoming Nehru Nagar-Siruseri Metro with 19 stations on OMR

- Premium FSI charges reduced by 50% to encourage high-rise developments

What’s Next?

CMDA will conduct a household survey in the identified areas to assess needs. Orders are expected to designate major roads and metro lines as TOD zones with further FSI enhancements.

This initiative is set to modernize Chennai’s key business districts, promoting sustainable and high-density urban growth.
