Plots registration: New Order from Tamil Nadu state government

The state government of Tamil Nadu has released a government order regarding the charges for registration and other regulations while registering unapproved plots/lands.

Following the case in the Chennai High Court where a petition was submitted that agricultural lands are being sold as plots, a new detailed order with new draft regulations was submitted by the state government of Tamil Nadu today (Fray. 5th May) to the Chennai High Court.

Unapproved lands:

Agricultural lands, water resources such as rivers/canals, government owned lands, temple-owned lands, and WAQF owned lands (An endowment made by a Muslim to a religious, educational, or charitable cause) will not be registered.

Lands which are suitable for agriculture must not be converted for building/house construction.

The district collector must personally inspect the lands sold by real estate agencies as plots/land for construction. A report from the Joint Director of the Agriculture Department certifying that it is not an agricultural land.

Unapproved lands:
  • Registration in metro city corporations: Rs. 100 per square meter.
  • Registration in city corporations: Rs. 60 per square meter
  • Registration in Panchayats and local rural administration: Rs. 30 per square meter
