The Vice-Chairman of the Department of property registration in Madurai Region, Sivakumar, informed that from 13th February, all property registrations throughout the state of Tamil Nadu would be done only online.
A new software, Version 2.0, is set to be introduced in order to simplify the registration procedure and reduce the long-time waiting by the public.
The Tamil Nadu Chief Minister will inaugurate the system of property registration only online today (Monday, 12th February).
Subsequently, all (100%) property registration will be done only online from 13th February.
Once the requisite documents are received online, the Junior Assistant will scrutinize the same and send it to the registrar. He will again scrutinize the documents and order for the process of registration.
After this, the individual registering the property can decide on the date and time of the property registration. Once arriving on this fixed date and time, the process of registration can be completed within 10 minutes and the individual can collect all the relevant registered documents on the same day.
While the change of the names of the ownership is completed, SMS will be sent to the previous owner’s cell phone. In case there are any differences in the property/building assessment, SMS will be sent. Until now, the registration record was maintained at the district-level. Now, they will be collected in the central data centre located in Chennai. This procedure will beef up the security of the documents. The applications for change in ‘Patta’ or ownership deeds will be sent online and also the SMS and acknowledgement will be given.
The free online encumbrance certificate facility will be extended from 30 years to 42 years.
There are special time-saving features in the new software such as making 8 property registrations online in an hour’s time. The original documents should be scanned and sent online. Without any middle agencies, the public can send these documents directly online. However, people hesitate to take up registration on their own as they are scared about any differences/errors in the documents, especially while buying at an additional cost.
