TN government revises FSI guidelines

A Government Order has been released to implement the announcement made by the Tamil Nadu Chief Minister to increase the Floor Space Index (FSI) from the present level of 1.5 to 2.0.

The Chief Minister, .E. Palanisamy, had announced on 30th September that FSI is being revised upward from the present 1.5 to 2.0 in order to facilitate construction of more houses in less space. Te Chief Secretary of the Department of the Housing Welfare and Urban Development, Krishnan, officially released this order yesterday (Monday, 29th October).The details:

The FSI (Floor Space Index) has been revised upwards from 1.5 to 2,0 for the average/ordinary and small constructions of buildings. A maximum FSI of up to 3.25 will be allowed for the multi-storeyed residential buildings.

For the multi-storeyed constructions of the non-residential category, a maximum FSI of up to 2.0 will be allowed.

The old FSI will be persisted with regard to areas such as groundwater resources, the catching reservoirs of the Puzhal reservoir, and coastal regulation areas.

The above amendments have been effective from 1st October. CMDA and DTCP can now issue the administrative and practical orders in this regard for implementation.
