The state government of Tamil Nadu has decided to offer some concession for the infrastructure/interiors charges for the regularizations of constructions which had violated the rules and regulations.
The state government of Tamil Nadu had announced the scheme for regularization of the violated constructions in June 2017. As per the scheme, the deadline for the application to regulations of these violated constructions expires on 20th December. So far, only very less number of applications have been received.
So, there is an expectation of whether the deadline will be extended further.
The higher officials of CMDA (Chennai Metropolitan Development Authority) conducted a meeting recently regarding this. The various shortages in the scheme were discussed in detail during this meeting.
While regularizing the violated constructions, around 300% penalties are levied on aspects such as FSI (Floor Space Index) and the violation regarding the ‘setback’. As per this calculation, the violators need to pay penalties far in excess (in multiples) for the infrastructure penalty charges.
The officials discussed regarding the necessity to revise the penalty payment charges. As per the discussions, a decision was taken to charge a penalty of Rs. 150 to Rs. 750 based on the category of construction.
In order to implement this revision, amendments have to be made in the state government order for the construction violations.
Further, the officials have also decided to take legal action on the violated constructions. The orders regarding this are to be implemented shortly.
