Just a few days back, the increase in the property tax for the buildings in Chennai made sensational news. To help the public to understand better, GCC has released an approximate hike in the property tax for 5 zones now.
For example if a person resides in the Adyar zone in a house ranging between 1201 sq ft and 1800 sq ft and paying half yearly property tax of Rs 1431 would have to pay a maximum tax amount of Rs 2911. Persons residing in Adyar zone in a house of area below 600 sq ft would have to pay property tax of Rs 462 against Rs 308 that the persons have been paying till now.
Persons residing in the Alandur zone in a house of area of 600 sq ft would have to pay property tax amount of Rs 400. For residing in a house of area 1201 sq ft to 1800 sq ft in Alandur zone, the person would have to pay an amount of Rs 1444 from the current amount of Rs 825.
For residing in a 600 sq ft house, residents of Madhavaram zones would have to pay property tax of Rs 275 and Rs 2310 for residing in houses having area of 1201 sq ft to 1800 sq ft. For 600 sq ft homes, the Tiruvottiyur zone residents would have to pay Rs 264 and Rs 1288 for the houses ranging between 1201 sq ft and 1800 sq ft. In the Anna Nagar zone, residents would have to pay Rs 461 for 600 sq ft houses and Rs 2970 for houses of between 1201 sq ft and 1800 sq ft.
Many residents seek normalisation of the property rates and it was brought out by a Nanganallur based resident activist that the govt must have the same tax slabs for all the zones.
